If you’re an appraiser, you’ve likely come across Accessory Dwelling Units cases more than once in your career. Until now, we must admit that a good solution to handle them with CubiCasa was lacking. But that time is over, as we introduce a new feature to handle ADUs.
As of today, if you scan an ADU (or multiple) as part of a property scan, CubiCasa will automatically detect the concerned areas and mark them as part of an ADU which will then be reflected in all documents.
Note that the detection is based on ANSI regulation and Fannie Mae’s recommendations. You can read more about the specifics on the official Selling Guide.
Your GLA floor plan will display them in a distinctive indigo color, making it easy to spot.
In the report, the calculation of each ADU will appear separated from the other units.
And there you are! No extra manipulation during the scanning process, no need to edit the calculation or the plan and no additional cost.
Now, we know that all properties are different, and there might be special cases, or simply misleading architectural elements. We’ve got you covered. Using our QuickEdit tool, you’ll be able to remove or add any room from ADUs calculations, giving you the needed flexibility to do your work as you like.
